CORPUS CHRISTI – Corpus Christi Mayor Joe McComb and the City Council heard a zoning case and held a public hearing for a proposed affordable housing development on 39 acres of land at 702 South Navigation Boulevard in District 3. The applicant, GMG Partners, LP’s request was approved by City Council for a change in zoning from the Light Industrial District (IL/SP) with a Special Permit to the Single-Family 4.5 District with a Planned Unit Development (RS-4.5/PUD) to allow for the new development.

The proposed Villa Hermosa planned unit development is a master planned Single-Family Residential Community includes 277 single-family residential units, a community center and a recreational area.

According to the Planned Unit Development Guidelines and Master Site plan, the development of custom manufactured homes will provide affordable residential homeownership opportunities in the Westside.  The proposed planned unit development will be custom manufactured homes. The average lot size will range from 3,200 square feet to 3,998 square feet. The master planned community will be managed by on-site management. The property, a former burrow pit for the excavation of sand and other materials, is being restored to accommodate the single-family subdivision.

The Planning Commission recommended approval with conditions on September 30, 2020, and staff recommends approval. Second reading of the ordinance will occur at the January 12 City Council meeting.
